Location

Minutes from class.

Real places, real times, measured along real streets from our front door.

Heads up: University Avenue is busy. Street-side rooms hear traffic, so ask for a courtyard-side room if you're a light sleeper. Parking is limited, which is why most residents bike or ride the bus.

Getting around

How far is it?

Real drive times from our door. Campus is closer by bike.

By bike

About 10 minutes to the middle of campus. Free secure bike room with a repair station.

By bus

Five RTA routes stop at UCR (1, 16, 51, 56 and 204). Route 1 runs along University Avenue. UCR students usually ride RTA free with their student ID; check UCR Transportation for the current program.

By car

About 5 minutes. Our parking is $85 a month. A UCR campus permit is sold by the quarter, so compare at parking.ucr.edu.

    The money questions people ask

    Due at signing

$0 application fee with the special. A security deposit of up to one month's rent for your bed is due before move-in. No other upfront fees.

    Paying with financial aid

Aid arrives each quarter, but rent is monthly. Ask for the aid plan: pay your rent in three quarterly payments timed to your disbursement dates.

    Monthly installments

Twelve equal payments. Pay online, split autopay with a parent, or both.

    Utilities

Wi-Fi, water, trash and electric included in the $60 package, up to a generous monthly cap. Most apartments never go over.

    Renters insurance

Required. About $10 to $15 a month for students. Many family policies already cover you, so check first.

    If a roommate leaves

Your lease is only for your bed. If someone moves out, you never pay their share. We fill the room or re-match.

    For parents

What your student signs, what it costs, and who runs the building.

    The full parents page

    What your student signs

A 12-month individual lease for one bedroom with its own bathroom. They're only responsible for their own rent.

    Guarantors

Most students apply with a parent or guardian as guarantor. Guarantor services are accepted too.

    What it costs

Rent per bed plus a $60 monthly fee for Wi-Fi and utilities up to a cap. No hidden fees.

    Safety

Smart locks on every apartment, secure bike storage, and controlled building access. For campus safety resources, see the university's official pages.

    Who runs the building

A professional on-site management team, open six days a week, plus 24/7 emergency maintenance.

    FAQ

    Questions people ask first.

    What does "per bed" mean?

You lease your own bedroom (with its own bathroom) plus shared use of the living room and kitchen. You only pay for your bed, on your own lease.

    Can I come with friends?

Yes. Apply together as a group and pick a plan, or come alone and we'll match you with roommates.

    How does roommate matching work?

Tell us your habits (sleep schedule, study style, how tidy you are) and we'll match you with people who fit. It's free.

    What are the lease dates?

    Fall 2027 leases run from Aug 13, 2027 to Jul 31, 2028, on a 12-month individual lease.

    Is it furnished?

Fully: bed, desk, chair and wardrobe in every bedroom, plus a sofa, TV, dining table and full kitchen.

    What's included?

Wi-Fi and utilities up to a monthly cap, in one $60 monthly fee that's already in every price on this site.

Can I pay with financial aid?

Yes. Ask for the aid plan: three quarterly payments timed to your financial aid disbursements, instead of twelve monthly ones.

Why does the lease start in August if classes start in September?

The standard lease starts Aug 13 for early arrivals, jobs and athletes. If you'd rather not pay for those weeks, choose the class-start lease: Sep 17, 2027, the week before UCR's fall classes begin (Sep 23).

What if my roommate moves out or doesn't pay?

You're never responsible for anyone else's rent. Your lease is only for your bed. If a room opens up, we fill it or re-match.

I'm an international student without a US guarantor. Can I still apply?

Yes. Use a guarantor service, or pay a larger deposit instead of having a guarantor. No SSN needed to apply.

Can I sublease for the summer?

Yes, with our approval, to another student. We'll help you list it, and you can store your things in your room.

    Do I need a guarantor?

Most students apply with a parent or guardian as guarantor, or use a guarantor service. Ask us about either.

    How far is campus?

A few minutes by bike and a short bus ride along University Avenue. The map shows real times from our door.
