For parents.
Everything you'd want to know before your student signs, on one page you can print.
What your student signs
A 12-month individual lease for one bedroom with its own bathroom. They're only responsible for their own rent.
Guarantors
Most students apply with a parent or guardian as guarantor. Guarantor services are accepted too.
What it costs
Rent per bed plus a $60 monthly fee for Wi-Fi and utilities up to a cap. No hidden fees.
Safety
Smart locks on every apartment, secure bike storage, and controlled building access. For campus safety resources, see the university's official pages.
Who runs the building
A professional on-site management team, open six days a week, plus 24/7 emergency maintenance.

Safety, in specifics
Card access on every door, plus a smart lock on each bedroom.
In entries, halls, the bike room and the garage. Never inside apartments.
Community assistants on call nights and weekends, and a staffed office six days a week.
10pm to 8am on weeknights, midnight on weekends. Finals week is 24-hour quiet.
24/7 maintenance line. Parents can be listed as emergency contacts.
The money questions
$0 application fee with the special. A security deposit of up to one month's rent for your bed is due before move-in. No other upfront fees.
Aid arrives each quarter, but rent is monthly. Ask for the aid plan: pay your rent in three quarterly payments timed to your disbursement dates.
Twelve equal payments. Pay online, split autopay with a parent, or both.
Wi-Fi, water, trash and electric included in the $60 package, up to a generous monthly cap. Most apartments never go over.
Required. About $10 to $15 a month for students. Many family policies already cover you, so check first.
Your lease is only for your bed. If someone moves out, you never pay their share. We fill the room or re-match.

Your student is an adult, so their account is theirs. If you're the guarantor, you'll get rent and balance notices. For anything else (like maintenance or roommate matters), your student can add you to their account in one tap.
